Plans are underway as developers unveil a new proposal for the South Stage Park East Subdivision, located at the southeastern corner of Experiment Station Road and Kings Hwy in SW Medford. The proposed mixed-use Planned Unit Development (PUD) spans two contiguous parcels, totaling 27.6 acres, currently zoned as Single-Family Residential, presenting a vision for a thriving and environmentally conscious community.



One of the features of the proposal is the commitment to Climate Responsible Development. KDA Homes, LLC, the driving force behind this project, is planning to integrating climate-friendly practices into every aspect of the development. Each home is designed with a strategic roof orientation to the south, coupled with provisions for easy and cost-efficient solar panel installations. This forward-thinking approach aims to create “Net Zero Ready” homes, potentially generating surplus electricity through solar panels and energy-efficient design choices.
The development aligns closely with the city’s Regional Planning Element, which outlines a balance between residential, open space, and employment/multi-family zones. The property is set to encompass 49% residential, 22% open space, and 29% employment/multi-family areas. The phased development plan emphasizes residential and open space areas initially, with potential adjustments based on market dynamics.
Diving into specifics, the Urban Residential area spans approximately 9.09 net acres, accommodating a total of 152 units. Among these, 24 units are envisioned as single-family detached or semi-detached homes, while an innovative four-plex configuration will house 128 townhomes. This translates to a net density of 16.72 dwelling units per acre or 10.09 gross dwelling units per acre.
Greenery and communal spaces play a pivotal role in the proposal’s plan. The Open Space areas encompass a 3.5-acre private park and 1.7 acres of open spaces integrated into pedestrian corridors, forming a total of 5.20 gross open space acres. These designed areas provide residents with opportunities for relaxation, recreation, and fostering a sense of community.
Considering the evolving employment landscape, the project anticipates potential adaptation in the employment/multi-family area, spanning 9.36 gross acres. While the original plan calls for employment-focused development, the current climate may prompt a shift toward multi-family housing, with possible mixed-use opportunities combining commercial and residential spaces. If Multi-Family Residential is to be constructed, a minimum of 20 dwelling units per acre must be accomplished. In this case, the added density, based on the required acreage would be roughly 187 +/- units. Further, the opportunity for mixed-use ground-floor commercial and upper floor residential is always an option
