


Medford, Oregon- A new culinary and commercial hub is on the horizon in southeast Medford, as plans move forward for a pizza restaurant, coffee shop, and food truck court at East Orchard Commons — a growing development at the corner of Hillcrest Road and North Phoenix Road. The site is directly south of the planned Hillcrest District.
The Medford Planning Commission is scheduled to review the proposal on May 14, 2025. The project would transform a 5.72-acre vacant parcel into a mixed-use site featuring two standalone restaurants, outdoor seating, three rotating food trucks, and associated parking. The site lies just west of the under-construction 22,000-square-foot Southern Oregon Neurological & Spine Associates building.
The pizza restaurant, branded as Ollie’s, is an expansion of a well-known local name. Ollie’s currently operates a food truck and a downtown Medford location near the Central Library. The new 2,700-square-foot building will house a service counter, kitchen, restrooms, janitorial spaces, and a dining area. A 450-square-foot rooftop deck is also included in the design, with access to a mechanical mezzanine. The deck is intended for up to 49 guests, according to primary plans.



Next door, the coffee shop will occupy a smaller, 960-square-foot building with a drive-thru window, indoor seating, and kitchen facilities.
Plans also call for an outdoor courtyard and space for three food trucks. However, under the East Orchard Commons Subdivision’s covenants, conditions, and restrictions (CC&Rs), the food trucks must remain temporary, requiring removal from the lot every 48 hours.
The project team includes KSW Architects and Marquess & Associates as the civil engineer. A trash enclosure is planned for the west side of the pizza building, and pedestrian pathways will connect parking and seating areas to the businesses.
The proposal is the latest sign of rapid growth in southeast Medford, with commercial and medical developments reshaping the once-quiet corridor.
