New 44 Townhouse Development Proposed for North Medford Area

In a rapidly developing part of North Medford, a property owner is proposing the construction of 44 townhouse units on two parcels along Table Rock Road. The site, situated between Morningside Street and Interstate 5, is currently vacant but had residential structures in the past.

The development will be completed in two phases, with units for sale and the site subdivided into lots after the unit foundations are poured. The neighborhood, initially developed in the post-World War Two era, has seen recent growth in multi-family housing, particularly townhouses for rent or owner occupancy.

Developers say the proposed buildings, containing 4 to 7 individual units each, will have distinct fronts and rears, featuring architectural elements like bays and gable roofs to break up the massing. Due to site constraints, horizontal plan changes are not feasible, but elevational shifts, siding variations, and gable fronts will add architectural interest. They are expected to be available for sale, at market rate, once construction is complete.

Pedestrian access to the site will be facilitated through a network of sidewalks connecting public sidewalks along Table Rock Road and Rock Garden Way. Vehicular access will be from Table Rock Road, utilizing semi-private easements and accessways connecting all parts of the development, including private garages for each unit.

The project includes a general parking lot with 27 spaces for guests and units without two dedicated parking spaces. An application for Site Plan and Architectural Review (SPAC) has been submitted, seeking changes from Medford Land Development Code standards for public streets. The request aims to modify right-of-way widths and elements within the modified right of way to accommodate the unique features of this multifamily housing development.
