MEDFORD, Ore. (Nov 28, 2025) — A long-vacant former Darigold processing campus on one of northwest Medford’s busiest commercial corridors is being marketed as a prime redevelopment opportunity, offering 1.56 acres of C-C–zoned property with rare exposure to two major arterials.
The site, located at 1300 Court St, is positioned between the Rogue Valley Mall and Northgate Marketplace—a retail cluster with more than 1,000,000 square feet of combined commercial space. Brokers say that proximity, coupled with frontage on both Court Street and Riverside Avenue, provides exceptional visibility along corridors that see 30,000+ average daily trips.
Developers remark the property can be reactivated, redeveloped, or leased for $10,000 per month modified gross, and seller financing is available. Asking price for the campus is $1.6 million, according to listing information.
The existing facility totals an estimated 24,000 square feet, including office areas, multiple bathrooms, a breakroom, a cooler, and roughly 12,000 square feet of open high-ceiling industrial space. The building is equipped with three-phase power, a large parking lot, and multiple drive approaches from Riverside Avenue and Ohio Street that support strong traffic circulation.
The campus was once home to Medford’s last milk processing plant. Darigold announced in early 2015 that it would shutter the facility, saying the upgrades required to meet food safety, worker safety and environmental regulations were too costly for the aging operation. The closure eliminated 29 jobs and ended more than 70 years of continuous milk processing on the site under various owners.
In 2015, a Darigold Corporate Affairs representative said wastewater treatment had been a persistent challenge, and the company ultimately consolidated production at its remaining 11 plants across Oregon, Washington, Idaho and Montana. The Medford plant ceased operations at the end of February 2015.
Vacant for nearly a decade, the property’s location- sandwiched between two of the region’s largest retail centers- has made it one of northwest Medford’s most notable commercial redevelopment opportunities.
