Medford’s Largest Hotel to Undergo Two-Year Renovation Under New Ownership

Medford, Oregon- The Rogue Regency Inn & Suites, one of Medford’s most recognizable full-service hotels, has been acquired by BHG Hotels, a Lake Oswego-based, family-owned hospitality company. The property will be managed by COHO Services, a Portland-based hospitality management firm with more than 35 years of experience in hotel ownership and operations.

The acquisition continues BHG and COHO’s expansion strategy in the Pacific Northwest, following their 2024 purchase of the Ashland Hills Hotel & Suites in Ashland. Together, the companies now own and operate more than 50 hotels across Oregon, Washington, and Idaho, including both branded and independent properties.

The Rogue Regency, known for its spacious accommodations, restaurant and lounge, and deep local roots, will undergo a significant multi-year renovation. COHO President Maili C. Morrison confirmed that the hotel will remain open during the remodel, which is expected to begin in 2026.

The property was originally listed for sale at $14,000,000 in April of 2025. The site is home to a full service restaurant, bar with small performance stage, and 203 rooms spread across 117,000 sqft of buildings.

Medford Alert News was granted an interview with COHO President Maili C. Morrison regarding the Rogue Regency purchase:

Medford Alert News: Will COHO be undertaking a full room-by-room update of the hotel?

Maili C. Morrison: Yes. A comprehensive guestroom renovation is planned to begin in 2026. The project will be carefully phased to minimize disruption, and the hotel will remain open throughout the process.

Medford Alert News: What changes are expected in terms of appearance? Are renderings available?

Maili C. Morrison: Design plans are still in development, and renderings are not yet available. COHO will be happy to share visuals once finalized.

Medford Alert News: Are any exterior or architectural changes planned?

Maili C. Morrison: Discussions are ongoing, but no exterior design changes have been finalized at this time.

Medford Alert News: What updates are expected for the on-site restaurant, bar, and comedy club?

Maili C. Morrison: No structural changes are planned. Updates will likely focus on soft goods and interior finishes to refresh the guest and dining experience.

Medford Alert News: What is the estimated financial investment in the remodel?

Maili C. Morrison: Project details are still being finalized, and a specific investment amount has not yet been confirmed.

Medford Alert News: Can you confirm the purchase price?

Maili C. Morrison: We’re not disclosing the purchase price at this time.

Medford Alert News: How will the sale impact hotel management and employees?

Maili C. Morrison: All existing team members were hired by COHO at the time of sale. We’re thrilled to welcome them into the COHO family and look forward to providing expanded opportunities, resources, and benefits. The hotel will continue to operate under the Rogue Regency name.

Medford Alert News: When will the renovation begin, and how long will it take?

Maili C. Morrison: Renovation work is anticipated to begin in the first or second quarter of 2026. Given the hotel’s ongoing operations, the project is expected to span approximately two years.

Morrison said COHO and BHG see “tremendous potential” in both the Rogue Regency and the Medford hospitality market.
