Bend Homeowners Slash Prices as Oregon Leads Nation in Home Price Reductions

BEND, Ore. (Aug. 27, 2026) — Oregon has overtaken Colorado as the state with the highest share of homes for sale undergoing price cuts, a shift that highlights growing pressure on sellers across the Pacific Northwest.

According to housing analytics company Parcl Labs, 48.9% of Oregon homes currently listed for sale have undergone a price reduction, putting Oregon at No. 1 nationally after passing Colorado. The data was highlighted this week by Parcl Labs researcher Jason Lewris.

Bend also is climbing rapidly on Parcl Labs’ Motivated Seller Index, which measures the depth and breadth of price reductions and other signals indicating that sellers are increasingly trying to find a buyer.

In a Parcl Labs study, Bend ranked 18th nationally among 927 metropolitan areas with at least 1,000 listings, posting a Motivated Seller Index of 6.61 on a scale of 0 to 10. Bend had moved up seven spots in a single week, according to Lewris.  

Parcl Labs said Bend previously ranked 25th nationally.

The numbers suggest that Bend’s housing market is experiencing a growing disconnect between seller expectations and what buyers are willing to pay.

According to Parcl Labs, only about 37% of Bend’s for-sale inventory was undergoing price cuts at the beginning of the season. That figure has since climbed to 52.7%. Sellers who do find buyers are also giving up an additional 1.6% on average during final negotiations from the original asking price, the company said.  

Medford is currently at just under 32% of available inventory being reduced, according to Parcl Labs. That data makes Medford the 216th most “seller stressed” metro out of 927.

The trend comes as Bend’s housing market continues to carry relatively high prices. Zillow reported an average Bend home value of about $732,894 as of July 31, down 1.3% over the previous year, with more than 1,000 homes listed for sale.  

Redfin reported a median Bend sale price of roughly $725,000 for the three months ending in June, with prices essentially flat year over year.  

Local market data also shows buyers becoming more selective. A March market update from Bend Premier Real Estate found the median sales price had fallen 7.4% year over year to $685,000, while pending and closed sales increased by more than 20%.  

That combination — continued transactions but increasing price reductions — points to a market in which buyers remain active but are increasingly unwilling to meet sellers’ initial asking prices.

Parcl Labs has described the broader trend as sellers attempting to find a “market clearing price” as inventory and buyer demand become less aligned. The company tracks housing markets daily and uses its Motivated Seller Index to distinguish simple inventory growth from markets where sellers are actively adjusting prices to attract buyers.  

For Oregon, the development marks a notable change from earlier this summer. Parcl Labs previously reported that Arizona led the nation in the share of active listings undergoing price cuts, with Oregon among several states quickly moving higher.  

Now, Oregon has moved into the top spot.

For Bend homeowners, the shift could mean that pricing a property competitively is becoming increasingly important — particularly as neighboring sellers reduce their asking prices and compete for the same pool of buyers.
