Developers Moving Forward with “Phase 2” of Delta Center in NE Medford

Medford, Oregon– The City of Medford Planning Department will review a proposal for Phase 2 of The Delta Center Planned Unit Development (PUD) at its meeting on January 8. The proposal, submitted by Crater Lake Venture, LLC, seeks approval to develop a 10.23-acre vacant parcel located north of Crater Lake Highway. The site is bordered by the Rogue Valley Expressway to the west and Delta Waters Road to the east.

The project includes plans for 16 buildings to be used as an office park. Proposed uses include banks, offices, restaurants, job centers, childcare services, and other activities permitted under the PUD zoning ordinance. The architectural design will match the materials and standards established in Phase 1, incorporating split-face concrete block, stone and masonry veneer, plaster, and powder-coated metal accents.

Landscaping will feature drought-tolerant, native plants, and no turf grass is included in the plan. Pedestrian pathways, at least five feet wide, will connect various parts of the development and integrate with existing paths from Phase 1. These pathways will include marked crossing points and landscaped buffers separating them from vehicular areas.

Access to the development will utilize existing entry points, including two right-in/right-out connections from the Phase 1 interior drive aisle. A new roadway will link the site to Excel Drive to the north, with additional internal drive aisles improving overall circulation.

The project site is located within The Delta Center PUD boundaries (PUD 04-241). It will serve both commercial and office purposes, as outlined in the PUD approval. Surrounding the site are the Rogue Valley International-Medford Airport and the Rogue Valley Expressway to the west, commercial and office developments to the east, and a bowling alley and carwash to the south. Nearby businesses include Olive Garden, Safeway, PetSmart, Lowe’s, and Walmart.

The proposed site layout adheres to the existing street patterns and focuses on accessibility from Delta Waters Road, with connectivity to Crater Lake Highway established during Phase 1.

Phase 1 of The Delta Center is fully leased, but no specific tenants for Phase 2 have been announced. The Planning Department’s review will consider whether the proposal complies with city regulations and the master plan for the PUD.
