


Medford, Oregon- A new mixed-use development, known as South Stage Park- East Commercial Park, has been proposed for construction in southwest Medford. This project would introduce four three-story buildings, consisting of both residential and commercial spaces, to the area north of South Stage Road, south of Experiment Station Road, and west of Kings Highway. The proposed development is planned for a commercial zoning district and aims to create a vibrant, mixed-use space.
Three of the four buildings, located on Lots 1, 3, and 4, are designed as mixed-use structures. Each of these buildings would house 58 residential units alongside 2,500 square feet of commercial space on the ground floor. In contrast, the building on Lot 2, which lacks direct street frontage, is exclusively residential and includes 62 dwelling units without a commercial component.
A key feature of the development is the incorporation of open, shared spaces. Courtyards are planned for the ground floors of all buildings, providing exterior windows for each residential unit and breaking up the overall mass of the structures.



An outdoor plaza is also planned between Buildings 1 and 3, designed as a central “Town Square” to encourage pedestrian activities. The commercial spaces in these buildings will have access to this plaza, adding to the walkability and community feel of the area.
In compliance with the city’s Urbanization Plan, 22% of the property, excluding rights of way, will be designated as open space, which is considered unbuildable. The developer is also seeking a phased approval of the project, with a requested timeline of five years to complete construction.
The project will be presented to the City of Medford Planning Department on November 6, 2024. If approved, the next step would be a review by the City of Medford Site Plan and Architectural Committee before building permits can be issued.
