MEDFORD, Ore. (Oct. 31, 2026) — A 10.2-acre commercial development site in northeast Medford is being marketed for its next phase of development, with opportunities for new office buildings, medical facilities, light industrial businesses and select retail establishments.
Delta Center Phase II, located near the intersection of Delta Waters Road and Crater Lake Highway, offers build-to-suit construction and ground lease opportunities for businesses seeking space in one of Medford’s established commercial corridors.
According to commercial real estate marketing materials, the property can accommodate buildings ranging from 5,000 to 30,000 square feet, with ground lease parcels available on sites of up to 4.5 acres.
The development also includes one available drive-thru pad intended for a qualifying quick-service restaurant, coffee shop or similar business.
The property is zoned light industrial within the Delta Center Planned Unit Development, allowing for a combination of office, medical office, light industrial and certain retail uses.
The proposed expansion follows the completion of Delta Center’s first phase, which established a mix of national and regional businesses near the busy intersection. Including: Buffalo Wild Wings, Texas Roadhouse, Sportsman’s Warehouse, Sonic Drive-Thru, and several other businesses. The first phase is fully leased.
Goodwill has also completed construction of its location in the northwest corner of Phase II and is now operating, according to the property listing.
The intersection of Crater Lake Highway and Delta Waters Road sees more than 52,000 vehicles daily, according to traffic figures included in the marketing materials.

A conceptual site plan illustrates potential building locations and development configurations. However, the listing emphasizes that the proposed layout is preliminary.
Final building sizes, locations, parking arrangements, access points and other site improvements will depend on tenant requirements, government approvals and final design decisions.
No specific businesses have been announced for the remaining available spaces, and the marketing materials do not establish a construction timeline for additional buildings.
Lease rates have not been publicly specified and will vary depending on building size, site improvements and individual lease arrangements.
The availability of additional commercial space comes as northeast Medford continues to serve as a regional destination for shopping, dining, medical services and other businesses.
While the final composition of Delta Center Phase II remains undetermined, the development offers the potential for additional commercial construction along the Delta Waters Road and Crater Lake Highway corridor.
Medford Alert News will continue to monitor this development and provide updates as new tenants are added.
