East Barnett Development Swaps Planned Coffee Stand for Three-Tenant Retail Building

MEDFORD, Ore. (Aug. 6, 2026) — A new commercial building with space for three future businesses is being proposed along East Barnett Road as part of an expanding hospitality corridor near Interstate 5.

The proposal, submitted by Medford Hospitality LLC, calls for construction of a 4,710-square-foot single-story commercial shell building on a vacant 0.40-acre parcel at 433 E. Barnett Road. The project will be reviewed by the City of Medford’s Site Plan and Architectural Commission as part of the city’s land use approval process.

If approved, the building would replace a coffee stand that had previously been planned for the site under a larger three-phase development approved by the city in 2023. That master plan included construction of two four-story hotels and a smaller commercial phase. One of those hotels, WoodSpring Suites, opened in late 2025, while the second hotel remains approved for future development.

According to application documents, the new building would contain three future tenant spaces measuring approximately 1,655 square feet, 1,325 square feet and 1,375 square feet. The shell building is intended to accommodate future retail, restaurant or service businesses that have not yet been identified.

The proposed structure features a contemporary architectural design highlighted by two rounded corner elements facing an eastern entry plaza. Exterior finishes would include gray stone masonry, black storefront glazing, precast concrete cornices and decorative metal banner features. Large planters, native landscaping and rooftop planters are also included in the design. Parking would be located behind the building, with customer entrances facing the plaza and employee service entrances along the west side. Mechanical equipment would be screened behind parapet walls, and a trash enclosure would be placed in the northwest corner of the site.

The property sits immediately west of Interstate 5 and is bordered by East Barnett Road to the south. It is surrounded by commercial development, including WoodSpring Suites to the northeast, the WinCo shopping center to the west, a Chevron station, the Royal Crest Motel, restaurants and the South Fred Meyer shopping center across Barnett Road.

Access to the development would be provided by an existing interior roadway connecting Barnett Road with the WinCo shopping center. The roadway, sidewalks, stormwater infrastructure and utility improvements were constructed during earlier phases of the project. The proposal also relies on an existing shared stormwater detention facility built to serve all three parcels within the development.

Planning documents note the site is served by Medford Water Commission water service, city sanitary sewer, public transit along East Barnett Road and existing bicycle and pedestrian infrastructure. The property is located within the city’s Regional Commercial zoning district and inside a Frequent Transit Corridor.

The applicant argues the revised commercial building better complements the growing mix of hotels, restaurants and retail businesses that have developed around the Barnett Road and Stewart Avenue interchange, while remaining consistent with the area’s commercial zoning and previous approvals.

The proposal is scheduled for review by the City of Medford’s Land Development Committee during its Aug. 19 meeting before continuing through the city’s development review process. No information regarding any potential specific tenants have been made public at this time.
