On January 3rd, City of Medford Planning officials will review a project that could potentially add an estimated 125 multi-family housing units to southeast Medford, along with 100,000 sqft of new office space.
The housing portion of the planned urban development (PUD) is slated to be built in two phases (Phase A and Phase B). The land and project are owned by Asante, and is dubbed “Asante Court.”
Phase A is a residential phase with three 3-story apartment buildings with a total of 65 units. The apartments will include studios, 1-bedroom and 2-bedroom units. In addition, there will be an amenity center for the residents. The Master Plan shows 65 parking spaces plus 16 on-street spaces. As the final design is developed the parking lot will be adjusted to meet code requirements for the final mix of units.


Phase B is a residential phase includes three 3-story apartment buildings with a total of 60 units. The apartments will include studios, 1-bedroom and 2-bedroom units. The Master Plan shows 68 parking spaces plus 17 on-street spaces.
The PUD has several additional phases (Phases C, D, and E) which would eventually cater to more office space needed for Asante and other medical partners.
Phase C is comprised of Lot 3 for which Applicant proposes either permitted multi- family uses on the entire lot or Commercial medical office uses on .81 acres of the lot. One of the alternate uses contemplated for Lot 3 would be a new Family Place congregate housing facility, similar to the Cheney House Family Place in Medford, will be located on Lot 3. Family Place facilities provide affordable, temporary lodging for patients and their families while the patient is being treated at Asante. They include individual guest rooms and shared common living and kitchen facilities.
A 3-story, 60,000 square foot medical office building is proposed for Phase D, to be constructed in two-sub-phases. Access will be from an existing approved driveway on Golf View Drive and from the private road from Asante Court. As the final building design is developed, the parking lots will be adjusted to meet parking code standards.
A 3-story, 40,000 square foot medical office building is proposed for Phase E. Access will be from the private road from Asante Court. As the final building design is developed, the parking lots will be adjusted to meet parking code standards.
Being as this project is a multi-phase PUD, the specific buildings and uses are subject to change over time.
