Prior to the Great Recession, there was an ambitious plan for the current Northgate property in NW Medford. It included a mix of housing, big box retail, and smaller boutique style shopping. But once the markets plummeted around 2008, plans where put on hold.
As the country eventually dug out of the lows of that era, a new updated model of Northgate was designed. Gone were the housing and many small aspects which made up the entirety of its style and design. Replaced by big box stores and a more traditional regional shopping layout.
The current Northgate Marketplace was constructed in two phases, several years apart. The 250k+ sqft outdoor mall boasts major retailers and restaurants, but no housing.
But if developers have their way, that would change soon.
Creations Northwest, submitted initial plans to discuss a proposal to build approximately 350 multi-family residential units with an approximate square footage of 308,000 square feet. This project is expected to be market-rate housing at this time.
This is a look at what the developers have in store for the site. The plans are for a two phase construction approach. Phase I would roughly border E. McAndrews to the south, and Court to the east. It would be the larger of the two phases and consist of approximately 204 units and the clubhouse along with courts and a playground. Phase II would be west of Phase I, and would take up all the remaining land area. That phase would see 168 units built and a second playground as well.
The project is currently being called “Northgate Apartments.” No design or construction details are available at this time. As this project moves forward, we will continue to update.
